JOB TITLE: Maintenance Manager
RESPONSIBLE TO: Operations Manager
WAGE: TBA Dependent on Experience, salary preferred.
LOCATION: Ancarraig Lodges, Bunloit, Drumnadrochit, IV63 6XG.
JOB PURPOSE
To manage and carry out all aspects of lodge and grounds maintenance, to produce and deliver a Maintenance Plan and provide out of hours call out-cover if required at Ancarraig Lodges and 3 surrounding holiday homes in Drumnadrochit.
OVERVIEW & OUTLOOK
Ancarraig Lodges is a year-round holiday site with 12 lodges and a Reception/Shop/Laundry. The lodges were built in the 1970’s on a stilt structure with verandas, wooden clad, all have two bedrooms living area & bathroom. Improvements since new ownership in 2015 include wood burning stoves, PVC doors/windows (4 lodges), new kitchens (all) internal wood cladding, flooring and internal doors, however improvements all on-going. We have a private water supply from a borehole, so all lodges have a UV system which requires regular inspection & maintenance. The grounds are quite extensive at 12 acres, mainly laid to grass with various different species of trees and shrubs around the site. There is plenty of scope to be creative; our plans include woodland walkways/paths, picnic area, something for the kids (such as wooden animals), communal fire-pit, as examples. We are very keen for someone to join the team with vision and skill to bring improvements to the site to get the most from the role.
HOURS
This will be a full-time position of 4 or 5 days per week. Start time is normally 9am and finishing time will vary according to the time of year to ensure the smooth operation of the site, but normally 5pm. This is to be considered a role whereby hours are filled with constructive improvements as well as everyday maintenance and groundskeeping. Out of hours call outs may be necessary in cases of an emergency, but with the aim that regular maintenance reduces the need for call-outs. Due to the nature of the tourism industry, it is important that staff have a flexible approach to their work and be prepared to work bank holidays and weekends if the need arises and according to a rota. Our busiest period will be from April to October, and we are open Christmas & New Year which is always a busy time. The calendar is managed in such a way that there is no necessity to staff the site on Christmas Day/Boxing Day & New Years Day, however we treat these days as normal working days so you must be prepared to cover call-outs if absolutely necessary as there will be guests on site.
SKILLS
A practical and methodical hands-on approach with good attention to detail
Require good general skills in: carpentry, plumbing, basic electrics, gardening, decorating and vehicle maintenance. Adept with power tools.
The ability to communicate with suppliers, contractors, staff, Managers & Directors. You'll need to work with external contractors to make sure repairs or works are carried out with minimal disruption to customers.
Good organisational & planning skills
The ability to remain calm & level headed in demanding situations
Be able to work as part of a team but particularly on your own
Full clean driving licence is essential
Able to work committed but flexible hours
Cheerful confident personality with a ‘can do’ attitude
Adept with computers and smart phone apps for communication, purchasing and reporting
The applicant should also enjoy working in an outdoor environment through all seasons. A very Local person is ideal due to close proximity for call-outs.
SPECIFIC WORK TASKS
This will be a multi-faceted role. On a daily basis you will be appointed tasks by the Operations Manager, but most of the time you will plan and organise your own workload. The following list gives examples of the main duties that will be required, but is by no means comprehensive:
Regular inspection of the UV system, cleaning of filter and parts, replacing when necessary and ensuring that the system is working and recorded in accordance with Health & Safety standards;
Monthly fire safety checks, smoke alarms, CO2 monitors, fire extinguisher checks, legionella water testing;
Visual checks on building exteriors, painting & maintenance of lodges & outside furniture;
Creation of snagging lists and ordering of parts and equipment required;
Keep up-to-date records of all safety/maintenance checks & repairs;
Upkeep of grassed areas, strimming, tree pruning/lopping, flower planters, walkways
Responsible for ordering firewood, maintain log stores on site and re-stock when low;
Removing rubbish from lodges to large bins, segregating recycling from commercial waste if necessary, bottle re-cycling;
Window cleaning & chimney (flue) sweeping;
Maintenance of portable appliances, plugs, bulbs etc, visual checks and arrange annual PAT;
Internal decorating/painting/varnishing etc as required;
Maintain Site vehicles in a satisfactory condition;
Keeping the road maintained in winter conditions by snow pushing and grit spreading, topping up grit bins from bulk supply;
Maintenance of 3 other Holiday homes in the village as above where applicable, with more household duties such as checking oil levels, reading electric meters, grass cutting, odd jobs and call outs where necessary etc.
